The Sequoyah Hills challenge
Sequoyah Hills was developed between the 1920s and the 1940s as one of Knoxville’s premier residential neighborhoods, lining the north bank of the Tennessee River west of downtown. The homes here are large estates with detailed architectural design, often Tudor Revival, Colonial Revival, or Mediterranean styles. Most were built on coursed stone or rubble-stone foundation walls — an aesthetic and durability choice in the 1920s, and a particular challenge for modern crawl-space encapsulation.
Stone foundations don’t accept standard liner attachment methods. The wall surface is uneven (stone of varying sizes set in mortar), mechanical fasteners can’t be driven into stone the way they can into block or concrete, and the mortar between stones is often partially deteriorated after 80–100 years. Add the river-adjacent groundwater table, and you have one of the most difficult encapsulation environments in East TN.
How we work in stone-foundation crawl spaces
Our approach for Sequoyah Hills (and the handful of other stone-foundation neighborhoods we serve in Knoxville):
- Detailed pre-install assessment. Each foundation wall is photographed and measured during inspection. We map mortar deterioration, stone-face protrusions, and any voids that need pre-treatment before liner work.
- Adhesive-based wall attachment. Instead of mechanical fasteners, we use construction-grade adhesive plus butyl tape to attach the liner to the stone face. Top-of-wall is mechanically attached at the sill plate where wood framing meets stone.
- Mortar repair as needed. Where mortar has deteriorated badly enough to compromise the wall’s ability to hold the liner, we patch with a compatible lime-based mortar before the liner goes down.
- Heavier dehumidification. River-adjacent crawls have a higher moisture load than typical Knoxville. We typically spec a 90-pint or 130-pint commercial dehumidifier, sometimes two zones.
- Sump pump and French drain. Almost every Sequoyah Hills home benefits from a perimeter French drain tied to a commercial sump pump because of the river-adjacent water table. We install both as part of most full encapsulations here.
What we won’t do
We won’t install encapsulation on a Sequoyah Hills home with significant mortar failure without addressing the mortar first. We won’t use mechanical fasteners into stone (they don’t hold, and they damage historic masonry). We won’t encapsulate over standing water from groundwater intrusion without sump pump and drainage corrections first. These are baseline requirements for the installation to actually hold up over decades, not optional add-ons.
