Rocky Hill

Slightly older than Cedar Bluff, with more 1960s housing. Some homes have brick veneer over block foundations, which can hide moisture problems behind the veneer at the rim joist. We check the rim joist carefully during inspection in Rocky Hill homes.

West Hills

The original West Knoxville suburb, dating to the 1960s. Mix of one-story ranches and two-story colonials, all on block-wall crawls. Standard encapsulation work; some homes have crawl access only from the exterior at grade level.

Suburban Hills, the broader West Knoxville fringe

Newer 1990s–2000s construction on the outer edges. Poured-concrete crawls common, often with vapor-barrier rough-ins from original construction. Cleaner installs than the older West Knox neighborhoods.

What we see most often in West Knoxville inspections

  • Original 1980s vapor barriers in failure. The 6 mil plastic from the original build, often deteriorated to the point of trapping moisture rather than blocking it.
  • Block-wall hollow-core moisture. The hollow cores of CMU foundation walls leak humidity into the crawl — a standard slab-only encapsulation doesn’t address this. We rim-joist seal comprehensively on West Knox installs.
